I need an accounting template for self storage warehouse units?

I need an Accounting Program similar to this one

or Excel. I need it to accept payments for any month. Print letters. View
reports of income, deposit, late list, status list by unit size, Customer
History Report, Current Customers Report, Deposit Sheet Report, Late List

Payments Report, Payments Report, Bank Deposit Report, Unit Report. Vacant
Units. Graphical display of unit stats and displays of the warehouse units.
Update unit information simply by typing in new information. Keep track of
arrears and late fees. Any help on this would be greatly appreciated. Thanks

The package the link shows looks like a good value to me and it is built
with Access. You aren't going to find anything free that will hold a candle
to it.
